Our Process

New Home Construction in GA

We want building a new home to be an exciting time in your life. At Towerview Homes, our team is committed to making the process run smoothly by managing each step and eliminating as much of the frustration as possible. Unlike many developers and builders, Will Gray (founder and President) has years of hands-on experience in every phase of construction. He and his close knit team are well equipped to manage all stages from land acquisition, permitting, site work, floor plan modifications, framing, wiring, equipment installations, dry wall, trim out to the final walk thru.

Our goal is to hand you the keys on time and within budget.

Towerview Homes specializes in building homes in picturesque subdivisions located in Coastal Georgia. We are currently working with homeowners looking to build in Osprey Cove (minutes from Kings Bay, GA and Jacksonville, FL). Whether you are looking for wooded privacy or gated golf course community, we can help.

Home is where the heart is and we can help you select a floor plan that your family will love. If you haven't already picked a floor plan, then it starts with a visit to our "Models & Floor Plans" page.

Our experience of working closely with homeowners, architects and interior designers has taught us a few things that others in the business haven't taken the time to figure out. We can guide you through the selection process of creating a new home with helpful tips and immediate answers to your questions regarding plans listed on this website. You can choose from home designs in a variety of styles, types, sizes and price range from leading architects like Don Gartner and Frank Betz as well as a collection of Energy Smart designs for the "Green" homeowner.

Don't forget. Towerview Homes can customize any plan you select with modifications for your specific lot or needs.

Will Gray and his close-knit Towerview team will work closely with you through each stage of your new home construction to ensure that you have a thorough understanding of what to expect. While your house is being built, there will be many inspections (including those required by local and state regulations) to ensure that the structure is being built to the highest quality standards. The 4 phases include:

Phase 1 - The Foundation

During the first phase of construction your building site will be properly prepped for the foundation to be built (poured slab or raised block) with the rough plumbing installed. Naturally, this is an important phase as the foundation is what supports the house.

Phase 2 - Framing

In the second phase of construction, the house begins to take shape. This is a very exciting time when you can see a lot of progress happening every day. The shell is framed, interior walls go up and the roof is installed. In addition, everything that goes in the wall or ceiling (electrical, HVAC, plumbing, phone cables, outlet locations, insulation, etc.) is installed and inspected.

Phase 3 - Roofing & Dry In

Once decking, flashing and shingles are installed, your home is "dried in" and the interior structures are now well protected from the weather. In addition, insulation board and exterior wall sheathing as well as windows and doors are installed during this phase.

Phase 4 - Drywall & Finish

The framing is finally transformed into interior and exterior walls. During this stage of new construction: sheetrock is hung; bathroom and kitchen cabinetry and countertops are installed; staircases and railings are built, and wall coverings allow you to see what your home actually looks like as you stroll from room to room.

Phase 5 - Fixtures, Flooring and Paint

All of the time spent in the "Design Showcase" comes to life at this stage. Fixtures, flooring, tile, carpet, trim, outlets, registers, mirrors, landscaping, driveways, punch-lists and a final walk through are elements that are completed during the final stage of construction.

At the closing, you will sign all the documents associated with your loan and the official transfer of ownership. You will leave the closing office with the keys to your new home in hand. This also activates your builder's warranty which means Towerview Homes will be there for you. Our attention to detail and quality of service are reasons why a majority of our business is the result of customer referrals. We understand that your home is one of the biggest investments you will make and want to make sure your construction experience is positive from start to finish.
